Phase I Environmental Site Assessments

BEC has a wealth of experience conducting Phase I Environmental Site Assessments. The purpose of a Phase I ESA is to provide a professional opinion on the potential for the current presence of recognized environmental conditions (RECs) at a property, including potential impacts from known environmental problems in the surrounding area.

We prepare Phase I ESAs pursuant to the American Society for Testing and Materials (ASTM) Standard E 1527-13, “Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process” and the standards and practices set forth in Title 40 Code of Federal Regulations (CFR) Part 312 for “All Appropriate Inquiry” (AAI).

Site Investigations

Generally, Phase II site investigations are based on the Recognized Environmental Conditions (RECs) identified in a Phase I Environmental Site Assessment. BEC has extensive experience designing and overseeing environmental drilling projects. As Licensed Professional Geologists (PGs) and Licensed Professional Engineers (PEs) we are expert in addressing potential contaminants-of-concern.

We assist our clients in obtaining No Further Remediation letters (NFRs) from the Illinois EPA and enter the Illinois EPA’s Site Remediation Program (SRP) should soil and/or groundwater impacts be found. Bryan Environmental Consultants prepares Phase II site investigation reports that include results and recommendations for next steps, if necessary.
